These prices are based on a plumbers and electricians rate of £200 per day, a builders rate of £150 and a labourer, at £100 per day. They include the cost of buying and collecting any materials, dumping any waste if necessary and any incidental materials they will need.

Bear in mind everything is upstairs and you are still using the bedroom!

En suite in newly constructed room

Build 2 walls with a door….. 2 men, 3 days + £175………£900.00

Bring hot and cold water into new room, fit all waste pipework to exterior to serve new units, make good walls for tiling, fit floor sheets for tiling….. 2 men, 2.days + 150……..£750.00

A Price Guide and Information Sheet on Building/Fitting an En Suite Bathroom




We have a very comprehensive article on
bathroom suite fitting. Every bit of information in the article is relevant to the choices you will have to make, regarding what you would like to see in your new en suite.

So…..what scenario do we have? Well there are two. The first is that you already have an en suite and you want it all changing. The second is that you want an en suite building in the corner of your bedroom.

Right, what’s going in it? A lavatory of course, a basin and pedestal and because it’s probably smallish, no bath but a corner shower assembly. This will comprise a base, a glass cubicle and a pressurised shower unit. Why pressurised? Because it’s all new isn’t it. You’re not going to settle for a useless old low pressure shower again are you?

So, we will assume it’s supplied either from a pressurised hot water cylinder or your combi boiler. If it’s not, we assume you will have a pumped shower and will price for that as well. To finish, the whole room will be tiled top to bottom including the floor, (which will be clad appropriately).

Our prices will be based on everything being out of the “cheap and cheerful box”. We assume the room measures about 8’ x 6’ and has no window. As it’s in the bedroom, the power for the 4 down lights and the extractor fan will be in the loft above. We also assume there are hot and cold water supplies locally under the floor and a handy plastic soil stack externally, to take the wastes.

If the room is being constructed, we assume 2 existing bedroom walls will be used. The 2 new walls will be plastered on one side only, with skirtings and door architraves to match existing. We will even clad the interior of the shower with “Aqua board”. We’re not called Wyatt Earp, we don’t tile onto plasterboard! (Where
do our lovely American cousins get their names from)?
